What Should I Know Before Entering Into A Contract to Purchase a Pensacola Beach Home or Condo (Perdido Key Home or Condo and Navarre Beach Home or Condo)?
There are a few important things to understand about barrier island living. Here is a brief rundown:
1. Leasehold Property - Pensacola Beach and Navarre Beach are leasehold properties, not fee simple properties. This means that each property has a lease fee which is collected annually. In the case of condominiums, this lease fee is usually - but not always - part of the homeowner association (HOA) fees.
2. Florida condominium law specifies that a buyer purchasing a resale condominium has 3 days from the date they have received the condominium documents (Information on the building and the homeowner's association, rules and regulations, etc.) to rescind their offer. For new construction the time period is 15 days.
3. Is the building you plan to purchase in a rental building or a residential building, or is it both? Potential buyers are often surprised to learn that there are rental restrictions on some of the condominium buildings on our beaches. Not all Pensacola Beach, Navarre Beach and Perdido Key condominiums allow rentals and some that do allow rentals restrict the length of stay. For instance, it is not uncommon to have homeowner associations who will not allow rentals for less than a week, a month or even six months.
