Escambia and Santa Rosa County property tax bills are mailed in November.
Pay by the end of November and you save 4%, pay by the end of December and the savings are 3%. If you wait until January you still receive a discount of 2%, and a payment received by the end of February results in a 1% savings on your Escambia and Santa Rosa County property tax bills. Read More

So it’s happened again. About once a week I fall in love with Pensacola Beach all over again.
I grew up on Pensacola Beach. Coming of age in the 1970s (You can do the math, I’d rather not!) so falling in love weekly is really, really a lot of love! But it’s true.
Most of the time I start my swoon as soon as I cross the Bob Sikes Bridge and see the white sand and the amazing blue-green water of the Gulf of Mexico in the distance. Whether I’m on my way to show a Pensacola Beach home or condo, or heading to the beach to play in the surf, crossing the bridge always gives me a tingle. This week the swoon started when the latest copy of Florida Travel + Life arrived in my mailbox.

When a buyer contacts the agent whose name is on the sign in front of a home for sale they are contacting the Listing Agent. The Listing Agent is a real estate agent who the seller has contracted with, presumably to sell their home as quickly as possible for the highest amount of money. So, it would stand to reason that there could be at least the perception of a conflict of interest if a buyer were to choose to work directly with a Listing Agent without the benefit of Buyer Representation. So, I know that to the real estate industry outsider (I used to be one myself!) it looks like this real estate business is just a quick walk in the park. Hop in a car, look at a couple of pretty houses, have some lunch, write a contract and – Voila – a paycheck for the Realtor and a home for the buyer.

Pensacola Real Estate Market UpdateI’m always pleased to to hear Al Mueller give a Pensacola real estate market update (Escambia and Santa Rosa County). Mueller is the president of Metro Market Trends, a company that has been tracking home sales in Florida and the southern part of Alabama since 1990.
Mueller was the guest speaker last week at a well attended meeting of real estate professionals held at the Gulf Breeze Chamber of Commerce. I would like to share some highlights from his presentation:
Five years after the real estate market bubble burst locally, we are beginning to see some light at the end of the tunnel.
Evidence of this comes in many forms, but a couple of statistics Mueller shared stuck with me. One was the fact that there were 30 Escambia County foreclosures in October of 2011, compared with 133 the same month last year – or a 77% decline. Another was the fact that we saw 18% more single family home sales in Escambia County in October this year compared to the same month last year. These trends are born out when looking at the year to date sales figures as well. So, as an overall Pensacola real estate market update we’re seeing more sales and fewer foreclosures. Read More
